Surge in Housing Sales in Spain Reaches Highest Level Since 2007

March 2025 sees a 40.6% increase in housing sales, marking the largest number of transactions since before the real estate bubble burst.
The number of housing sales in Spain experienced a significant increase of 40.6% in March compared to the same month last year, resulting in a total of 62,808 transactions, according to data from the Instituto Nacional de Estadística (INE).

This figure marks the highest level of housing sales for March since 2007, just before the onset of the housing market collapse, when transactions exceeded 74,000.

This surge indicates the ninth consecutive month of growth, with an increase of over 26 percentage points compared to the annual growth rate recorded in February.

Notably, the sales of new homes rose sharply by 64.2% year-on-year, totaling 14,562 transactions.

Meanwhile, sales of second-hand properties also saw a significant rise, increasing by nearly 35%, with 48,246 transactions.

Among the transactions in March, over 90% represented free-market housing, contrasting with 6.8% for protected housing.

Year-on-year, free-market sales increased by 41%, amounting to 58,568 transactions, while protected housing sales rose by 35.8%, totaling 4,240 transactions.

From February to March, the housing sales increased by 5.2% quarter-on-quarter, with second-hand homes experiencing a more pronounced increase of 5.5%, compared to a 4.5% rise for new homes.

Overall, housing sales in the first quarter of 2025 recorded a growth of 20.7%, largely driven by new housing sales, which saw an increase of almost 37%, alongside a 16.5% rise in second-hand home transactions.

Geographically, ten autonomous communities in Spain recorded an annual growth rate exceeding the national average: Castilla y León (66.1%), País Vasco (65.1%), Extremadura (62.7%), Castilla-La Mancha (60.2%), Andalucía (55.1%), Región de Murcia (53.5%), Cataluña (52.3%), Baleares (49.9%), Cantabria (45.4%), and Galicia (41%).

Only the Comunidad Foral de Navarra reported a negative annual change of -7.9% compared to March 2024, while the Canary Islands showed a modest increase of 1.8%.

Regions such as Aragón (38.6%), Asturias (37.2%), La Rioja (27.1%), Madrid (24.6%), and Comunidad Valenciana (21.1%) fell below the average growth rate.
